βMeasurement and Input+-
- Dimensions were physically measured on site with a tape β not taken from sale documents or property cards.
- All four boundary lengths were measured independently β opposite sides of a plot are rarely equal.
- For irregular plots, the plot was divided into triangles or rectangles and each section measured separately.
- Dimensions were entered in the correct unit β do not mix metres and feet in the same calculation.
- For quadrilateral plots, the angle or diagonal entered matches the site geometry β not an assumed 90Β°.
βUnit Conversion+-
- The output unit matches what is required β sq ft, sq m, sq yards, cents, guntha, or bigha as applicable.
- Local land units (Guntha, Cent, Marla, Bigha) vary by state β the correct regional definition is used.
βLegal and Site Verification+-
- The calculated area was compared against the area stated in the title deed or 7/12 extract β discrepancies must be resolved before construction.
- Setback and road-widening reservations were identified β these reduce the usable plot area below the total area.

- For legal or sale purposes, area was cross-checked against the registered sale deed or survey map.
βLegal and Site Verification+-
- The calculated area was compared against the area stated in the title deed or 7/12 extract β discrepancies must be resolved before construction.
- Setback and road-widening reservations were identified β these reduce the usable plot area below the total area.
- The corner markers or boundary stones are clearly visible and undisturbed on site.
- For large or disputed plots, a licensed surveyor's measurement supersedes tape-measure calculations.
- FAR (Floor Area Ratio) and ground coverage calculations use the net plot area after deducting road reservations.
- Municipal approval drawings show dimensions that may differ from the actual site β always verify on ground.
